All windows and sliding doors are Alumil, imported from Europe and built to European performance
standards, with double-pane insulated glazing and a Low-E coating that reflects thermal energy to
support winter warmth, reduce summer heat penetration, and improve comfort and energy efficiency
without blocking natural light. Living-room balcony sliders feature a flush interior floor level with a small exterior drop for drainage and waterproofing, and operate on a lift-and-slide mechanism
for smoother use and a firm seal when closed, improving airtightness and weather resistance. Sliding
doors are 2.4m (7’9”) high, and hinged windows are tilt-and-turn units for controlled ventilation or
full opening for cleaning and maximum airflow.
Climate Control
Each apartment includes a VRF air-conditioning system with concealed
units and independent temperature control in every room, providing stable comfort while integrating cleanly
into the interior design. For heating, the home features gas-powered hydronic underfloor heating throughout
the apartment, delivering efficient, even warmth from the ground up with lower operating temperatures and
reduced energy use. The result is a quiet, integrated climate
system designed for year-round comfort, efficiency, and a cleaner, uncluttered living space.
Kitchens
Kitchens feature Bulthaup or Leicht cabinetry, two German brands
known for premium craftsmanship, clean design, and long-term durability. In most units, the
kitchen includes an island, creating a layout that feels both functional and refined. Countertops
are Dekton by Cosentino, a high-performance surface chosen for its strength, low maintenance, and
resistance to heat, scratches, and daily wear. Together, these materials bring a higher standard
of quality, practicality, and finish to one of the most important spaces in the home.
SMART SYSTEMS
Each apartment includes a smart home system designed to simplify
the main shared living areas of the home. In its standard configuration, the system integrates key
functions in the kitchen, dining, and living areas, with app-based control for lighting, electric
curtains, the boiler, and preset scenarios. Built-in Shabbos functionality allows routines to be
scheduled in advance, helping the home operate smoothly and comfortably in a way that supports
Shabbos observance. Expanded smart-home upgrades are also available for buyers who want broader
control throughout the home.
